Approved Applicator - up to the challenge for this apartment makeover

Challenge

The body corporate of an apartment complex in the centre of Mount Maunganui, decided it was time to rejuvenate the exterior features of their building. The existing roofing shingles were in a bad state of repair. They were de-laminating and cracking, allowing water ingress which damaged the exterior walls in the process. The entire envelope of the 700m2 building was in bad shape and the decision was made to re-roof and re-paint.

It made sense to the stakeholders to replace the shingles with something that matched the current profile; maintaining the existing look.

In order to fulfil the brief, Viking recommended the installation of CertainTeed Highland Slate Asphalt Shingle in ‘Smokey Quartz’.

Solution

Viking’s Approved Applicator definitely had its work cut out with this project. The old shingles had been fixed to the battens, so they had to supply and fix a new plywood substrate before installing the new shingles. This provided the new asphalt shingle system with a consistent finish and a more structurally robust substrate. They also had to scaffold the entire building in order to install the new apron flashings, which meant removing and then re-installing the wall cladding.

CertainTeed Asphalt Shingles create a completely waterproof and highly durable roofing system. The shingles themselves are composed of a strong fibre-class mat base. Asphalt is factory-applied over this before ceramic-coated mineral granules are embedded in the water-resistant asphalt to provide the UV resistant coating. With a heavy-duty construction, Highland Slate shingles are designed to handle the toughest of weather extremes, with a wind resistance rating of up to 205kmph.

Result

Seeing the apartments are individually owned, it took three years to get all the stakeholders to come to an agreement. The wait definitely paid off. The customers were impressed by what a new roof and re-paint could do for the aesthetics and value of the apartment building.
